It seems like a great home for those families who need four bedrooms but still want a reasonable cost.

Terrible view out front door of home...pretty steep price on an average looking home. No wow factor...needs some big trees in back yard for privacy from other homes... claustrophobic feeling

Question: can you please tell me more about the insulation? Particularly the exterior insulation, was there any kind of poly or a foam board insulation added to the exterior? And how much was the upgrade for the exterior insulation? Also, for the exterior insulation does it include to also have that fluffy type of insulation as well? I understand and see that you upgraded to have interior insulation but was wondering if someone only upgrades to have them do exterior insulation is it just the white foam board only? Does the exterior insulation also include that fluffy white/yellow insulation but around the exterior as well? TIA 🤗🙏🏻

I like it when you come to my side of da hood. Hope all is going well. With all the copper thefts agsin... One arts district pizza parlor was wiped out due to copper theft a couple of days ago... I'd extend the wall forward toward the street on both sides. Protect the AC unit. Nice place, man.

I feel that City of LV does a better job with community infrastructure. Developed sidewalks, better cycling trails, better flowing roads, underground light utilities etc... Clark County is predominantly in charge of the Southwest and some things are lacking like finished sidewalks, bicycle lanes, lack of continuity in parcels which leads to Swiss cheese developments - you'll see gas station... dirt lot... storage... homes.... dirt lot.... dirt lot.

That house is a STEAL! I love the floor plan. For a Pulte? WOW. The only problem is the ceiling height. This may be cheaper or older design. That being said. It’s probably not their high end stuff. But hey. It’s a good starting design. Who knows. There may be design studio stuff you can do. I like the “on suite” idea as well. At the end of the day. It’s all about value.

It’s worth knowing about the inverse square law, which expresses the relationship between strength and distance to a source of electromagnetic radiation (be it radio frequency, microwave, infrared, visible light, ultraviolet light, x-ray, or gamma ray). It tells you that when you double the distance to a source, you reduce the received strength to 1/4th (2x2 is 4). If you triple the distance, you reduce the strength to 1/9th (3x3 is 9), etc. So though none of the fields measured in this video represent a known danger to people, if someone is worried about it they can easily figure out how far away to move to achieve a desired reduction in exposure.

Wow only 9 months later and you need to add 20k plus to those prices. The 1611 is 440k and the 1865 is 462K now.

These are nice. I like the first 1 best, having that loft makes a big difference.

Next to my development, DR Horton is building a development called Portofino Hills. Can't find any info on it. I'd call the masterplanned communities of El Dorado, Aliente, Valley Vista, and the Villages at Tule Springs as NLV's Summerlin. It's a nice side of town. These are nice plans, well thought through.

Get soils report before buying in Vegas. New construction is getting a reputation over at Colton Ranch for sinking homes. That scares me? I want to live in the lennar development N Las Vegas.

House #1I love that u can't see the kitchen as soon as u walk in. I didn't see a powder room. Decent size yard. No loft or it would be only 2 bedrooms with a loft. House #2 My favorite kitchen. Californian here i hate upstairs laundry, prefer it downstairs or in the garage. Very small loft, if you want to call it that. House #3 Downstairs laundry. Great loft area. Can't do that shared side yard, that's a no for me. House #4 Love a downstairs bedroom. Love the yard. Loft👍🏿. So #4 would be my pick

What are the incentives right now?

Almost a perfect home for me, if the laundry room was upstairs 🥴🙁

What a surprise to learn you're a real estate agent. Lived here 8 years and I hate it. I live near Buffalo and the 215. It's a nightmare here. Why in the world would this city continue building these stupid strip malls that cause nothing but traffic, congestion and accidents? One of my main gripes is that the closest Trader Joes is 9 miles away. Where I come from in Southern California, born and raised, we ALWAYS had at least 2 to 4 grocery stores within a 2 mile radius. A Trader Joes location was always within 3 miles....tops. If you like congestion, traffic and a whole bunch of business wrapped into one block, then this is for you. Otherwise, if you thought you saw a store you wanted to go to, you won't remember what damn corner it was on because there's so many damn strip malls! I hate this place.

Good luck with your move. Lived here for over fifty years. Crime is up and we are 47th in the USA for our schools. It’s gotten warmer last 2 to 3 years. Expect 4 plus months of heat in excess of 100 plus plus. Gets exhausting. No state tax tho so that’s a plus. Guess that’s why people choose Las Vegas. Kinda tacky tho.

We visited one of the Pilte model home in Vegas last week, and now I have question: how the house is look like if I order base price? Why sale person didn’t mention it?

650k is too much for a 3 bedroom home

Same/similar house in SW Las Vegas is $850K. Pulte is the best builder in my opinion but they're delusional on these prices. Thanks for the tour Jack.

Over kill on upgrades and decor...ouch hideous price...I stay clear of any city named south of....buyers might as well look at property in California. The deals are in calif if you do your homework with all the solar available why aren't builders including this in new builds

It's a beautiful home

OMG! I just found this video because I was curious about Lake Las Vegas. I was originally drawn here after looking at Blue Heron homes which I love but may be out of my price range. I had no idea that it was virtually a retirement community with all different price points.
